Payment timing, made clear

What does no costs upfront mean when selling?

At One Agency Select Realty, agreed marketing and presentation costs are funded upfront by us and payable at settlement. It helps you prepare and promote your home without finding that campaign money before the sale. Cosmetic maintenance — including repainting, recarpeting, modernising kitchens and bathrooms, adding heating or upgrading insulation — can form part of the agreed plan. It is a change in payment timing—not a promise of free services or a guaranteed sale.

  1. 01

    Agree the plan first

After your appraisal, discuss the work your property needs. Confirm the campaign, itemised costs, commission and terms in writing before authorising spending.

  2. 02

    Prepare and promote

We fund the agreed presentation and advertising. Your agent keeps you informed about buyer feedback and discusses any proposed campaign changes with you.

  3. 03

    Pay at settlement

Agreed campaign costs are payable from the sale proceeds alongside commission. If you withdraw without selling, costs remain payable under your agreement.

Keep a copy of the signed agreement. Ask your lawyer to review anything you do not understand, especially payment obligations if the property is withdrawn or remains unsold. Read Settled’s agency agreement guidance ↗

Straight answers

The questions vendors ask.

What does it cost me if the property doesn't sell?
Costs remain payable if you withdraw the property without selling. Confirm the agreed costs, fees and terms with your agent before you list.
Is the marketing budget smaller because you're funding it?
No. The campaign is built around what the property needs to reach the right buyers, and we would rather invest properly than under-market a home we have taken on.
When do I pay?
At settlement. Marketing and presentation costs come out of the proceeds of the sale, alongside our commission.
Are these services free?
No. Payment is deferred until settlement. Agree the itemised marketing and presentation budget, commission, GST and payment triggers in writing before authorising work.
What if my home stays on the market or the campaign changes?
Ask your agent to explain what your written agreement says about unsold property, campaign extensions and extra work. We do not assume additional work is automatically included; confirm changes and their costs before proceeding.
Do you set one fixed package price for every property?
Your campaign is property-specific. Ask for the agreed inclusions and an itemised budget so you can see exactly what you will pay and when. A free appraisal is not an obligation to list.
