Ranking is a position, not a promise
Where the seller has approved ranking in our online offers platform, buyers may see their offer’s relative position. They do not see competing offer amounts or details. A first-place ranking does not mean the seller has accepted your offer. A lower ranking does not reveal how much you would need to increase your price.
This explains our One Agency offers process. Other platforms and individual campaigns may operate differently, so always ask the marketing agent what applies to the property you want to buy.
What rank does not tell you
Our buyer terms describe price-based ranking in the relevant stages. Rank does not tell you whether another buyer needs finance, is selling another home, has a building condition or wants a different settlement date. Those factors can matter to the seller alongside price. Do not treat rank as a complete comparison of offers.
The seller may choose an offer they prefer, regardless of ranking, negotiate further or accept no offer. Keep your own budget and independent advice at the centre of your decision.
Indicative and binding offers are different
An expression of interest is not the same as a signed, binding offer. The campaign can have different stages and deadlines. Ask whether the current stage is indicative, what documents are required and when your offer could become legally binding.
Before submitting a binding offer, have your lawyer review the wording and explain your obligations. Leaving the platform or asking to be removed from a campaign does not automatically cancel a signed or binding offer.
Can I change my offer?
Ask the agent what the current stage permits and confirm the relevant deadline. Indicative offers may be revised before that deadline. Changes to a signed offer or agreement need specific advice; do not assume that an edit on screen changes your legal obligations.
Before making your next move
- Review the listing and available property documents.
- Confirm your budget with your lender or adviser.
- Ask your lawyer about finance, title, LIM, building and other conditions you may need.
- Confirm campaign stages, ranking settings and deadlines with the marketing agent.
- Submit only an offer you understand and can support.
Use the property’s own online offer link where available. If technology is a barrier, contact our team or the listing agent for help with the process.
