Selling tips & home preparation.
A considered plan, from the first conversation to a home that is ready to meet its buyers.
Five steps to selling
Clean, declutter and repair
Create space for buyers to imagine living here. Store excess furniture and personal items, clean thoroughly and fix leaking taps, damaged tiles and other obvious maintenance.
Make the entrance count
Mow lawns, trim hedges, weed garden beds and tidy paths. A clean entrance and maintained front door or fence can lift first impressions without a full landscaping project.
Kitchens and bathrooms
Before replacing a kitchen, discuss the likely return with your agent. Smaller changes to handles, tapware, paint and grout can freshen a room. Clean bathrooms thoroughly, repair damaged tiles and keep styling simple.
Paint, flooring and staging
Fresh paint and sound flooring help a home feel cared for. Prioritise damaged carpet and high-traffic areas. For a vacant or difficult-to-furnish home, professional staging can help buyers understand the space.
When should you sell?
The right time starts with your circumstances. Spring can showcase gardens, summer outdoor living, autumn comfortable interiors and winter warmth. Ask your agent about buyer demand and competing homes rather than relying on a season alone.
Choose your agent carefully
Look for local knowledge, a clear marketing plan, honest pricing advice and communication you trust. Ask how buyer feedback and offers will be reported, and agree the costs and terms in writing.

A little local advice goes a long way.
